Residential Certification

Construction Certificates (CC)

Essential pre-construction authorization verifying detailed plans comply with Council DA conditions and the Building Code of Australia.

What is a Construction Certificate?

Once you have obtained Development Approval (DA) from your local council, you must secure a Construction Certificate (CC) before any physical construction work commences on site.

The Construction Certificate confirms that your detailed architectural drawings, structural engineering specifications, and building details comply with the Building Code of Australia (BCA) / National Construction Code (NCC) and are consistent with the conditions set out in your Development Consent.

What We Assess for CC Approval:

Consistency with Council DA Consent conditions
Compliance with BCA / NCC fire safety and structural provisions
Structural engineering plans & details
BASIX certificate commitments and energy requirements
Sydney Water or utility approvals where applicable
Home Building Compensation Fund (HBCF) insurance or owner-builder permit

Appointment of Principal Certifying Authority (PCA)

When applying for a Construction Certificate, you must also formally appoint a Principal Certifying Authority (PCA) at least 2 days prior to starting building work. Alameh Certifiers can act as your appointed PCA throughout construction.
